Rural Mixed Farming Property for Sale in Mount Bolton
200* acres, buy it all or separate lots!
- Land: 81 ha (201 acres)
Mount Bolton is 81.23 hectares (approximately 200 acres) property of open, gently undulating grazing and fodder country in the Parish of Glendaruel, approximately 36km* north-west of Ballarat. It is now available three ways, giving buyers a genuine choice on scale and budget:
- The whole - 81.23 ha* / 200 acres*
- Allotment F - 53.75 ha* (approx. 133 acres*) - frontage to Eastern Peake Road
- Allotment E - 27.48 ha* (approx. 68 acres*) - rear allotment with its own legal access
Each allotment is on a separate title and available individually.
The country.
The land has been run as improved pasture and fodder crop - phalaris and perennial ryegrass, with a history of forage and hay production. Soils are predominantly brown Dermosols* over gently rising ground at around 450m* elevation, with average annual rainfall near 675mm*. Estimated potential carrying capacity is 17 DSE per hectare* (in the order of 1,335 DSE* across the property). The country suits prime lamb, wool, beef backgrounding, or fodder and hay, and the district also draws interest from potato growers. Water is provided by five dams - there is no registered bore. Old-growth gums are scattered through the paddocks for shelter, and the elevated ground offers district views across the surrounding farmland.
The two lots.
Allotment F (53.75 ha*) fronts Eastern Peake Road along the western boundary, with all-weather access, power to Eastern Peake Road, and an older set of stockyards (in need of an upgrade) on that boundary. Allotment E (27.48 ha*) sits behind it, with legal access via the government road along the northern boundary from Eastern Peake Road. The boundary between the two allotments is fenced stockproof, in fair to good order.
Access and infrastructure.
There are numerous elevated building sites suitable for a home (STCA), and no dwelling - a clean base to develop as you choose. The property is within the Farming Zone.
Options to suit the buyer.
- A lower entry point - Allotment E at 27.48 ha* is a realistic first block, run-off or lifestyle holding with a building site (STCA).
- Room to move later - secure the whole 200 acres* now and on-sell one allotment down the track to recoup capital, while keeping the balance.
- Two titles, more flexibility - run one and lease the other, stage a build, add an allotment to an adjoining farm, or hold the second title for succession or security.
Location (approximate).
- Ballarat - 36km*
- Clunes - 26km*
