What do you think the property market will do in the short and long term?

Yes there is divided opinion on where to from here. If you believe the media sensationalism, we are in for a world of pain with rising interest rates and falling property prices. This is a very simplistic view communicated by mainstream media and to those that they reach out to.

Smart property buyers and investors operate in all markets because there are always opportunities. Short-term buying opportunities create long-term growth and profits.

Identifying the right property to buy and buying it well will be rewarding in the long run.

So how do you go about this?

  • Finalise a brief based on what you are looking for in terms of type of property, preferred location, length of holding, capital return and budget of course.
  • Understand what you can buy and where based on comparable sales analysis and research.
  • Source and search for as long as it takes but be prepared for a no holes barred approach to take into consideration “off-market” opportunities. Broad agent relationships are essential.
  • Be nimble and inspect any suitable property immediately and make sure you are “in the game”.
